Why bungalows are in such demand

Bungalows are among the most sought-after properties in social housing, and there are far fewer of them than there are people who want one. No stairs makes them ideal for older tenants and anyone with mobility problems, they tend to be quiet, and many come with their own bit of garden. Demand massively outstrips supply.

That scarcity means a direct offer through the housing register can involve a very long wait. A mutual exchange is often a more realistic route — but it helps to understand who bungalows are usually allocated to, and how to give yourself the best chance.

Who bungalows are usually for

Many council and housing association bungalows are designated for particular groups, and a swap into one usually has to fit the same criteria. Common restrictions include:

• Age restrictions — some are reserved for people over a certain age, often 55 or 60.
• Medical or mobility need — a bungalow adapted for, or designated for, someone who can't manage stairs.
• Household size — most are one or two bedrooms, so the bedroom standard still applies to who can move in.

If a bungalow has been adapted for a disabled person, a landlord can refuse a swap where the incoming tenant doesn't need those adaptations — so being clear about your own needs up front saves time.

How to improve your chances

• Set up a saved search with an alert so you're the first to know when a bungalow is listed — they get snapped up fast.
• Be flexible on area. Widening your search radius dramatically increases how many bungalows you'll see.
• Make your own listing appealing to a downsizer. The person in a bungalow may want a larger home, or a specific area — a clear, honest, well-photographed listing helps them pick you.
• Consider a chain. If nobody with a bungalow wants your home directly, a three-way swap can bridge the gap.
