Moving Cost Estimator

Budget for your home swap move before you commit. The swap itself is free — but moving still costs money.

The swap is free. The move isn't.

One of the best things about a mutual exchange is that there are no estate agent fees, no stamp duty, and no solicitor costs. But actually moving your belongings from one home to another does cost money — and it's easy to underestimate how much.

This calculator covers the most common costs: removals, professional cleaning, post redirection, decorating the new place, utility reconnection, and any council tax overlap. Fill in the options below to get a personalised estimate.

All figures are approximate estimates based on UK national averages (2024). Prices vary by region, property size, and provider. Always get 2–3 quotes before booking.

Tips to keep costs down

  • Book removals on a weekday — Fridays and weekends cost more
  • Get at least 3 quotes for removals — prices vary widely
  • Start decluttering early — fewer items = smaller van = lower cost
  • Agree your exact move date with your swap partner early to avoid council tax overlap
  • Ask friends and family to help — hiring a van yourself is much cheaper than full removals

This is an estimate only. Actual costs depend on your location, property size, and the providers you choose. Always get written quotes before booking any service.

Other costs to consider

The calculator covers the main expenses, but here are a few more things worth budgeting for:

Packing supplies

Boxes, tape, bubble wrap — budget around £20–£50. Many supermarkets give away boxes for free.

Changing your address

Update your driving licence (free), bank, DVLA, HMRC, GP, and any subscriptions. Most are free but take time.

New appliances or furniture

If the outgoing tenant leaves items behind — or takes things you expected — you may need to replace white goods or furniture.

Repairs you're responsible for

You must leave your current home in good repair. If there are outstanding repairs that are your responsibility, sort them before the swap.

Childcare or time off work

Moving day can take all day. Factor in childcare costs and any annual leave you need to take.

Storage (if needed)

If there's a gap between your move-out and move-in dates, you may need short-term storage. Expect £50–£150/week for a storage unit.
