A step-by-step guide to finding your perfect home swap — from first listing to moving day.
A mutual exchange is one of the best ways to move as a social housing tenant.
Unlike going back on the housing waiting list, a home swap lets you move by agreement with another tenant — often in weeks rather than years. This guide walks you through the full process, from creating your account to getting your keys on moving day.
Most swaps take between 6 and 16 weeks from first contact to moving day. Here's what to expect at each stage.
Sign up takes under two minutes. All you need is an email address and a password. We'll send you a quick verification email — click the link to confirm, and you're in. You never need to pay anything to register or to complete a swap.
Once you're verified, you'll have access to search the listings right away. Creating your own listing is the next step, and it unlocks the ability to message other swappers.
Your listing is your shop window. Fill in your property details — postcode, property type, number of bedrooms, features like a garden or parking — and upload at least 3 photos. Label each photo clearly (e.g. "Kitchen", "Living Room", "Garden") so potential swappers can picture themselves there. Listings with labelled photos consistently attract more enquiries.
Write an honest description of your home and be specific about where you're looking to move. Set your urgency status — "Ready Now", "Within 6 Months", "Just Exploring" — so people know how serious you are. The whole process takes about 5–10 minutes.
Tip: Be honest about your home — both the good and the not-so-good. A trust built on honesty is much more likely to lead to a successful swap than overpromising and disappointing someone on a viewing.
Use the search page to filter listings by area, property type, bedroom count, and features. Unlike some other platforms, we only show you genuine matches — if there are no exact results, we'll tell you clearly and show the nearest alternatives with an explanation of the difference. We will never inflate search results with irrelevant listings just to look busy.
Pay attention to urgency indicators and last-active dates. A listing from someone who was last online three months ago is unlikely to result in a swift response. Focus your energy on active, engaged swappers. Save your favourite searches and turn on match alerts (available to all users) so you're notified when something new appears.
Don't rule out 3-way chains. If you can't find a direct 2-way match, a three-way swap can open up many more possibilities. Filter for "chain friendly" listings to explore this option.
When you find someone who looks like a potential match, send them a message through the platform. Keep your first message friendly and informative — introduce yourself, mention why their area interests you, and invite them to view your listing. The more genuine and warm your message, the better the response rate.
Once you've agreed there's mutual interest, arrange to view each other's homes. Take your time — check things like the condition of the property, any disrepair issues, what the neighbours are like, and whether the area suits your needs (schools, transport links, GP surgeries). You're about to take on someone's tenancy, so do your homework.
Important: Never pay anyone a "deposit" or "admin fee" to secure a swap. Home swaps are free. Anyone asking for payment in exchange for a viewing or to hold a property is likely committing fraud. Report it immediately.
Once both parties agree to proceed with a swap, you each need to apply to your respective landlord (council or housing association) for a mutual exchange. This is a legal right under the Housing Act 1985 — your landlord cannot simply say no without a lawful reason.
The landlord will carry out checks including rent arrears, court proceedings, anti-social behaviour history, and whether the property would be overcrowded or significantly under-occupied after the swap. Landlords must give you a written decision within 42 days. If they refuse, they must provide written reasons, and you have the right to challenge an unlawful refusal.
Bedroom eligibility matters. Make sure you understand the bedroom standard before applying. Your council will likely not approve a swap that leaves you significantly under-occupying. Read our guide on bedroom rules and eligibility before you start looking.
Once both landlords have given written consent, it's time to agree a move date. You'll each sign a deed of assignment or a new tenancy agreement for your new home. Coordinate your moving plans carefully — ideally, both moves happen on the same day. Arrange a full gas and electricity meter reading on moving day, and take photos of the property's condition when you arrive.
Remember to redirect your post, update your GP, update the electoral register, and notify HMRC, DWP, and any other relevant bodies of your new address. Once you've moved in, come back and mark your listing as "Swap Completed" — it helps keep our database clean and accurate for everyone else.
