Why downsize?

If your children have grown up and moved out, or a larger home has simply become too much to manage, moving somewhere smaller can make life easier and cheaper. A smaller home usually means lower rent, lower heating bills, and less to clean and maintain — and if you're of working age, it can also end a bedroom tax deduction overnight.

Downsizing also does something valuable: it frees up a family-sized home for an overcrowded household who badly need the space. That's why landlords actively encourage it — and why many offer real incentives to make it worth your while.

The financial upside

• Lower rent and bills. Fewer rooms almost always means a lower weekly rent and cheaper energy costs.

Cash incentive schemes

A lot of councils and housing associations run downsizing or "under-occupation" incentive schemes. The details vary a great deal — some pay a fixed sum for each bedroom you give up, some add money towards removals, carpets or new white goods, and a few offer priority for your preferred type of smaller home on top.

Because there's no single national scheme, the only way to know what's on offer where you live is to ask your landlord directly. Contact your housing officer and ask: "Do you have a downsizing incentive, and does it apply if I move by mutual exchange as well as by a direct offer?" Get the answer in writing.

One thing worth checking: whether the incentive is paid only when you move to a smaller home through the council's own scheme, or also when you downsize via a mutual exchange. Policies differ, and it can affect which route makes most sense for you.

How to find a smaller home

You have two main routes. The first is your council's housing register or transfer list, where downsizers usually get good priority — but you're still waiting for a suitable offer. The second is a mutual exchange, where you swap directly with someone who wants a larger home. For downsizers, exchanges are often quick, because there are always overcrowded families searching for exactly the size of home you're leaving.

Search for smaller homes in the areas you'd consider and set up an alert. List your current home for free — a well-presented family home tends to attract plenty of interest from people who need the room. And do both in parallel: register your interest in downsizing with your landlord and look for an exchange, so you can take whichever comes through first.
